The standard terms of insurance policies for landlords differ from the usual homeowner policy. Therefore it is important to consider the following points:

  • Exactly what is covered under the landlord's policy in your particular case.
  • Is the person really a landlord, or can they be covered under a homeowner policy? Suppose a dog attack happened at House A, owned by Landlord A. The dog owner resided in House B, owned by Landlord B. There were no facts on which to base liability on Landlord A or Landlord B. However, it turned out that the dog owner and Landlord B were roommates in House B. Under the terms of the homeowner insurance covering Landlord B, the dog owner was an "insured" under the homeowner policy covering House B and Landlord B.
